Inaura Hotels & Residences

Inaura Hotels & Residences is the debut development of Inaura, a fitness-led hospitality and branded-residences concept launched by Arada in January 2026. Rising more than 200 metres across 42 floors at the edge of Downtown Dubai, the tower was designed by Dutch architecture practice MVRDV and occupies what Arada describes as a permanent Burj Khalifa view corridor, a rare position on the seam between the Burj district and Business Bay. The building's defining gesture is a luminous ovoid orb nestled between the tower's upper floors, at roughly three-quarters of its height. Rather than competing with taller neighbours through height or an ornamental crown, the orb houses the Sky Lounge, a social and dining level with 360-degree views across Burj Khalifa, Business Bay and Dubai Mall. Arada frames the project around "kinetic wellness", the idea of building movement, balance and recovery into the rhythm of everyday city living. A four-storey plinth holds lobbies and a restaurant at street level with a three-storey Formative gym above; an infinity pool sits on the plinth roof and a spa on the floor above. A 101-key Inaura Hotel occupies the ten lower floors, with 114 branded residences above it, so the tower moves from active, city-facing spaces at its base to quieter, more private environments as it rises. Homes run from one- to three-bedroom Lumen apartments through four-bedroom Radiance residences, two duplex five-bedroom Sky Villas and a three-storey, six-bedroom Sky Penthouse. All feature generous proportions, floor-to-ceiling glazing, two-metre-deep wraparound balconies and discreetly integrated smart-home technology. The AED 1.7 billion tower is LEED Gold pre-certified.
