REEF was founded in 2024 by Samer Ambar around a single engineering claim, and the claim is unusually specific. Its sunken balconies and winter gardens carry integrated outdoor cooling, developed over roughly five years and about a hundred million dirhams, and the company holds patents on the arrangement. In a city where the balcony is unusable for four months of the year, that is a functional answer rather than a marketing one.
The case is a genuine product difference in a segment where most towers compete on finish photographs. The counterweight is age. REEF broke ground on its first schemes in 2024, its announced pipeline runs far ahead of its completions, and patented mechanical systems in a residential building raise questions about service charges and long-term maintenance that a first handover has not yet answered.
