Omniyat commissions buildings the way a collector commissions work. The Opus is a Zaha Hadid design in which a cube is carved through the middle and the void becomes the address; One at Palm Jumeirah put a residential tower on the crescent when the crescent was hotels. Founded in 2005 by Mahdi Amjad, the house has kept to a portfolio of roughly eighteen developments rather than a pipeline, concentrated in Business Bay, Palm Jumeirah and Dubai Maritime City.
The case is scarcity by authorship. An Omniyat address is identifiable from the street, which is not true of most towers in this market, and design provenance holds its premium in a way that finish specification does not. The trade is liquidity: buyers for this segment are fewer, and a resale is a search for the right one rather than a listing.
