Beyond by Omniyat

Beyond is Omniyat Group's second brand, launched in September 2024 to build for the wider luxury market rather than the ultra-prime tier Omniyat itself serves. Its ground is Dubai Maritime City: an eleven million square foot stretch of the Jumeirah coastline being developed with the master developer, of which eight million square feet is Beyond's. Orise, Sensia, Saria and Talea sit on it, and Passo is on Palm Jumeirah.

The case is the parent. Omniyat has commissioned buildings from Zaha Hadid and Foster and has a twenty year handover record to read, and Beyond is that construction and design discipline pointed at entry pricing from around AED 1.9 million. The trade is that Beyond has delivered nothing. The brand is a year old, every address in it is off-plan, and the delivery record you would be underwriting is the parent's rather than Beyond's own. That is a reasonable thing to underwrite, and it is not the same thing as a completed building.
