Arista Properties was founded in 2023 by co-founders Sajal Garg and Mudit Jain, who entered the UAE reading the same thing most new entrants read: a luxury villa market drawing high net worth migration, and an investor base that follows it. What distinguishes the stated approach is restraint. Arista describes its own method as quality over quantity, with intensive space planning ahead of volume, and it runs a portfolio of residential and commercial space from an experience centre at Park Heights Square 1 in Dubai Hills.
The flagship is Wadi Villas in Meydan District 11, a residential enclave whose case is made on landscape rather than on tower height: the landscape is by Coopers Hill, who bring some forty years of international practice, and the residences are by HBA Architects. Arista reports the scheme won the Arabian International Property Award 2024 to 2025 for Architecture Multiple Residence. The trade is plain and worth stating: a house founded in 2023 with one flagship under way has no handover history to read, so the diligence here is the escrow filing, the construction status and the contractor, not a track record.
