AHS Properties was founded in 2021 by Abbas Sajwani, and it has stayed deliberately small at the top of the market: bespoke villas and residences on Palm Jumeirah, in Emirates Hills and along the Dubai Water Canal, rather than a volume pipeline. Casa Canal, launched in 2024, is a canal-side collection of sky villas, mansions and palaces; Casa AHS followed it on the same water.
The case is a segment with its own weather. Ultra-prime Dubai has been supply-constrained for several years while the buyer base has broadened, and a developer working at this unit count sells out launches rather than carrying inventory. The trade is the same one every ultra-prime buyer makes: a market of very few comparable sales, where value is appraised rather than quoted.
